Sunasir Sen, is founder, owner and President of Ascendant Capital, Inc. and founder, owner and Member of Ascendant RE1 LLC, Regalia Bella Terra LLC and Evergreen RE Management LLC. He developed his reputation as a leading healthcare investment banking and real estate executive during the course of his banking and investing career, first as Managing Director and Head of Healthcare Investment Banking at Prudential Securities and later as the Founder and CEO of Ascendant Capital, Inc., and its subsidiaries and affiliates, including Ascendant RE1 LLC, Regalia Bella Terra LLC, Magnolia Bishop Arts LLC, and Evergreen RE Management LLC.
Sunasir is an expert in all aspects of multifamily real estate investment and management, real estate lending, health care operations and securitization, debt and equity financing, and capital markets. He has extensive contacts and relationships with healthcare services companies in the US, originators of real estate transactions, investment banks and investors.
He has built an entrepreneurial track record in founding and successfully developing markets and businesses, including the healthcare asset securitization market, using the real estate and receivables of healthcare companies as collateral. He established the healthcare receivables securitization market and business at Prudential Securities. Later, he launched Ascendant Capital, Inc in a joint venture with a major Wall Street firm using the health care securitization market as platform.
Ascendant leveraged the healthcare securitization practice to provide broader investment banking services to an array of healthcare service companies. Ascendant served as advisor to several companies, including community hospitals, surgery center systems, independent diagnostic imaging companies, emergency room operators, and healthcare software companies.
In the aftermath of the 2008 real estate crisis, Sunasir first transacted a single family REO turnaround business in Virginia, and then set up Ascendant Capital, Inc Ltda, real estate lending business in Costa Rica. Later in 2016, he established Ascendant RE1, a successful multifamily real estate company. In 2019, he founded Evergreen RE Management LLC, a property management company with a successful track record.
In 2017 he personally invested in the entire equity, then later managed and turned around a distressed 216 unit Class C multifamily asset in Dallas to achieve a 4x multiple on the exit in November 2021, and annualized investor IRR of 37%. A month later, he founded Regalia Bella Terra LLC and reinvested the proceeds in Regalia Bella Terra Apartments, a 227 unit Class A property in the fastest growing suburb of Houston. This investment has appreciated by 12 per cent despite higher cap rates since the purchase. If the asset were sold today, the annualized IRR would be 46%. In October 2023, he sold a NY condominium for 3x the initial investment. In January 2024, he purchased Magnolia Bishop Arts Apartments, a Class A asset in attractive Bishop Arts District of Dallas, TX. This property performs well at near full occupancy.
Sunasir was educated at Eton College in the UK, and has an MBA from JL Kellogg Graduate School of Management Northwestern University. He is fluent in English and Spanish.
