Ascendant believes that the real estate market is in the mature phase of the cycle, and is poised for a significant price correction due to various factors including over-supply, rising interest rates and a possible deep recession. Ascendant will opportunistically invest in value assets
• Will utilize its proven experience in managing assets, and turning them around if distressed
• Perform the required research to identify markets with solid fundamentals, including rent growth potential, economic, demographic, supply, tenant laws, location, and crime
• Target acquisitions in Texas and Florida, which have benefited from sound economic policies, industrial diversity and strong labor market, growing net inward migration and pro landlord laws
• Target the markets in these states with the best rent growth, for example, Dallas, Katy, Austin, San Antonio in Texas; Tampa Bay area and Orlando in Florida
• Select good locations with low crime in Class A areas, and selectively Class B areas transitioning to Class A
• With respect to property age, acquire primarily Class A (post 2005) and selectively Class B properties (post 1980)
• Utilize its solid network of brokers, special servicers, loan originators and its management company partners to procure good investment opportunities
• Will hire affiliate Evergreen RE Management to manage each asset under a sub-management agreement with a leading management company in the local market, The management focus will be to hire outstanding teams for each asset and implement Ascendant's management strategy.
